Lakeside Living In Mission Viejo

When clients come to our Evergreen Mission Viejo office, they want to step out on the balcony and take in the view of the lake and surrounding homes.  The first question is usually "Can I get a home by the lake ?"  The answer is a qualified "Yes".  The only limit is they must be credit worthy !

Lake Mission Viejo was built in the mid-1970’s.  The Mission Viejo Company did their homework, brought in experts on lake quality, and followed the recommendations carefully.  The result is a beautiful setting, and a lake with high quality.  People who owned existing homes in the community were able to obtain lake membership as part of the property deed if they desired.  All new homes included lake membership.

The Mission Viejo Lake includes boating ( no gas engines ), fishing, swimming, and of course, the views.  It is stocked regularly and the early morning hours often find trout fishermen ( and women ) floating quietly at the deepest points.  Kids often flock to the fishing docks to get bass and catfish, and whatever else has taken up residence.  Throughout the day, sailboats weave to and fro to capture the gentle breeze, and float from North to South.  In the evenings, party boats ( electric powered ) cruise the waters with people enjoying the ride or diving into the deeper waters.  On the North and Eastern sides, there are public beaches for swimming, sand play, and of course the inevitable family gatherings and birthday celebrations.

Besides its entertainment options, the lake provides a beautiful panorama for those who stroll its perimeter, or live in the adjoining homes.  The summer sun, glistening off the tranquil water, creates a restful setting for all to enjoy.

So lets jump back to the original question by our client.  Townhomes ( 11246 to 1812 sf ) are currently available in the range from $ 347,000 to $699,900.  These homes are positioned to have at least partial lake views, and offer direct access to the water, boat docks, and even some beach areas.  Although they have been there for many years, most have been nicely upgraded over time and have newer appliances and fixtures, granite counter tops, and well maintained surroundings.

Single family, detached homes are available on, and near, the water.  Some have private docks while others are accessible to more public areas.  These homes range in size from 3,413 sf to 6,700 sf.  The price range of available listings goes from homes near the lake starting at $ 849,900, to waterfront villas at $ 3,988,000.

I was fortunate enough to watch the lake being built, and to spend time with company executives who explained the whats, and whys, of the process.  Since then, the Lake association ( www.LakeMissionViejo.org ) has done a great job of maintaining the excellence, providing significant value to all its members.  And how expensive is this membership ?  Currently its less than $ 19 / month.
